KIEHN REAL ESTATE DEBT FUND I
Kiehn Real Estate Debt Fund I is setup to invest directly in cannabis related real estate including commercial grow operations, manufacturing operations and retail dispensaries.
We create and manage multiple investment vehicles to invest directly and in-directly in the cannabis industry that appeal to a wide range of investors.
The Cannabis industry has experienced exponential growth. Few people actually know who is PROFITING. Elaborate 280 (e) tax laws prohibit cannabis companies from deducting any expense other than COGS (cost of goods sold). The owners of real estate with cannabis businesses as tenants made substantial returns because certain mortgages prohibit leasing to cannabis companies. This created a shortage of real estate supply for cannabis operators. We focus on Sale-Lease-Back deals for our Equity Funds and for our Debt Funds we secure the loan with real assets. Our typical tenant/borrowers are multi-state PROFITABLE cannabis operators. Our property types consist of Grow Facilities (cultivation), Production (manufacture infused products), Retail (cannabis dispensaries).
We focus on being a resource for your cannabis investment needs. We make meaningful changes to management that reduces costs and increases overall operational efficiency.
Our “boots on the ground” sourcing structure allows us to invest directly in off market cannabis businesses and real estate.
Proprietary deal flow from our network of industry operators, investors and industry experts.
We secure the asset & business then make preplanned changes to add value to the asset & business.
We like to keep the real estate and sell the underlying company while maintaining a minority stake.
We have proprietary deal flow through our network of business owners, brokers, originators, associations, investors, multi-state operators. We will find, secure and manage the asset.
